What You Need To Know To SELL Your Home

Q: Why should I try your services when there are so many different companies to choose from?

When you flat fee list with International Luxury, you are assured that your home will obtain the maximum potential to sell through our expertise in the real estate industry from year's of experience. Our ultimate goal is NOT to convert our flat fee clients to a full service client, as we are not a traditional real estate organization.


Q: Why is your flat fee pricing higher than another cmpany I saw on the Internet?
A: As a consumer we all know the saying "you get what you pay for." In listing with International Luxury you are assured that there are no hidden costs, fees or penalties. We will refund your money if you sell your home on your own in the first 30 days so you may try us with absolutely nothing to lose. THERE ARE ABSOLUTELY NO FEES OR PENALTIES TO CANCEL YOUR LISTING AT ANY TIME AND RE-LIST WITH ANOTHER COMPANY OR SELL ON YOUR OWN WITH INTERNATIONAL LUXURY. Many other flat fee companies require a penalty to cancel your listing. Many other flat fee companies allow you to withdraw your listing but when you attempt to list with another company they penalize you for not listing full service with them. Many other flat fee companies have additional "hidden" charges that are not included in your basic listing.


Q: If a co-broker is involved, how much commission am I required to pay?
A: We suggest offering at least 3-4% commission to encourage more buyers' agents to show your home to their prospective clients.


Q: What if I sell my house on my own?
A: You must contact us immediately once you have a ratified offer contract and we will transfer your MLS listing status to "Pending Sale." You are also required to notify us once you have closed on the sale and we will transfer your MLS listing status to "Closed Sale." You will not be obligated to pay a co-brokerage commission if we are notified and receive a copy of your contract and closing statement if you sell your property on your own.


Q: How long are the listing periods?
A: Our standard listing period is offered for 180 days or 6 months.


Q: How do I pay for the Flat Fee service?
A: PayPal is the most beneficial option, as it offers immediate listing of your property without delays due to mailing your payment. You may also pay with a check, money order, cashier's check or wire transfer. See the List For Sale page for payment instructions.


Q: I don't think I will need any of the additional or "a la carte" services. But what if I change my mind?
A: You may request additional services at any time. Just click on the ORDER page to initiate the specific services you wish to add.


Q: What if I need legal assistance during my listing period?
A: Since we are not practicing attorneys, we suggest you contact a lawyer to assist in review of all contracts, adendum, closing statements, etc.
Q: What if I need advice during my listing period?
A: Flat Fee listing services are not for everyone.  If you have doubts about your ability to manage the listing, negotiations and closing processes, consider listing with a full service real estate company.  In those cases, the full commission will be well worth your cost.
